If you're thinking of moving, there's a lot to think about. It can be overwhelming and lead you to paralysis of making the jump. Let's break it down into 5 easy steps so you'll know when it's time and what to do leading up to it.
1. Find your WHY. Are you down-sizing, up-sizing, or just relocating? But why? Better area for you, more convenient? Your why will be important during the times you think - Is this worth it?
2. Find your WHEN. The amount of attention your home gets could be impacted by the time of year, like a lake house or cabin. If it's more than a year away, you may want to consult with a agent that understands the economic forecast (hint: GRAR agents are given the opportunity to gain this knowledge every year). If you ask me what's going to happen next fall, I'm excited to share. If you ask me what's going to happen in 5 years, you'll see my shoulders slump.
3. Find your WHAT. What needs to be done to sell - Is your water heater limping along? You should plan to replace that before you list. Are you wondering about your roof? Or that musty smell in the basement? Most inspectors have a seller's inspection. It's not quite a thorough as a buyer's inspection, but it allows you to see with objective eyes what a buyer might find and have time to repair before selling. Getting an inspection well ahead of selling will allow you time to repair what's needed without the stress or delay. (Note: In Kent County, there is a free home owners inspection available through Home Repairs Services of Kent County.
4. Find your HOW. If you are down-sizing, start to pare down your furnishings, clothing, decorations, etc. It can be so stressful to go through things during the sale process and those 30 days go fast! My rule of thumb when you are ready to list is to pack everything you won't need for 6 months. Put them in labeled boxes and that way, the truck is loaded and away you go once sold!
5. Find your WHO. Who will help you move? Who will help you sell? Who will assist with staging and the sale of personal items?
