Rates continue to slowly trickle down as the economy grows stagnant.

There is no good news, but there is no bad news, which can be good news. Market data points continue to fluctuate throughout the week, but still ended slightly down. Sept 3rd will give us our first indicator of how the bonds respond to end of the month data and job rates. Time will shortly tell if there the lower rates continue!

1. Civil War Re-Enactment - Sept 21-22 - Every year a new battle at VanRaalte Park! Come see and shop the war tents, watch the battle and hear speeches from Abraham Lincoln, General Custer, General Grant and Harriet Tubman. Join in the barn dance and learn all about life during the Civil war.
2. GVAIL 63rd Traditional Pow Wow - Sept 7-8 at Riverside Park. A Native American tradition, bringing together different tribes and communities. Admire the dancing, singing, socializing, crafts, arts, and food. Come out and experience a free and fun cultural activity!
3. Artprize Sept 13-23 - Free public event downtown! Artists compete for a public, technical and monetary awards!
4. Fiesta Mexicana 2024! Sept 8-10 At the Calder, free event to celebrate Mexican Independence with dancing, food, folklore and music. There will even be a lowrider show!
5. Rails, Ales & Wine Trains Sept 20 - 21+ event - Coopersville Train ride with light snacks and two adult beverages

It's been 2 weeks since the real estate settlement changes have been in place, and as expected, we are still seeing tweaks and adjustments to the rules and best practices. We are seeing many buyers write their agent commission into offers (and getting them accepted). It also seems to be a temporary buyers market while the economy sits stagnant and homes stay longer on market. we are seeing homes selling at or below list price more than usual. If you are thinking about buying and in a position to do so this month, this is the sweet spot of the market! (By the way, I predicted this back in January!)
